Insurance Requirements & Liability
You are responsible for your own insurance to cover damage & liability, and agree to replace or reimburse for damage within 48 hours. Use of the studio is at your own risk and liability.
Yes, you are welcome to contact us to schedule a 30-minute appointment to tour the studio if you book a full day!
Please note that scouting appointments are only available around the crews filming, may vary slightly depending on filming schedules. We do not allow any scouting while a crew is filming in the studio, both for liability reasons and as a courtesy, just as you would not want crews walking around while you are in the middle of filming here. Once you have booked, we allow a tech scout of up to 30 minutes per day booked (i.e. 3-day shoot can have up to 90 minutes).
Rental time is calculated from when first person enters, until last person leaves. Additional hours are charged in 30-minute increments, if available, and require staff approval, as there may be other crews coming after you and we want to be fair to them.
Unfortunately we are not able to allow painting of any of our sets.For artwork, you must use tacks or other temporary mounting solutions (that leave no residue or damage paint), otherwise if you do need to drill or hammer into the walls, there is a fee of $5/hole for our staff to patch & paint each hole after your shoot.
While we’ve made a strong effort to reduce outside sound interference, please note that our studio is not 100% soundproof. As a facility catering to low-budget projects and charging significantly less than other studios, we accept our limitations and ask that you do as well. That said, it’s pretty quiet here, and most crews are very satisfied with the ambient noise levels.
The studio runs everyday. You can book by the hour ,two hour minimum for filming. The multiple scenes in one building will save time and production cost by limiting company moves. We also allow for photographers to come in and shoot. We also offer some lighting for free We have costumes for additional costs of 5.00 each.

Beth Wheatley is a two-time Emmy Nominated producer.
As a producer, Beth is best known for her work on Eastsiders (Netflix, Hulu) and Showgirls in Drag (Feat. Willam from RuPaul’s Drag Race).
With a masters in Entertainment Business from Full Sail University, Beth’s education, experience along with industry connections has led her to a variety of projects working with many of RuPaul’s Drag Race Queens including; Willam, Manilla, Alaska and Jiggily Caliete & Ginger Minj.
Beth continues thrive as a producer and is known for her work in the independent film scene, collecting multiple awards from the controversial short film Hollywood Hurts (starring Ella Grace Helton from ABC’s United we Fall), and most recently wrapping a project starring Rodney Blevins (The Grudge, Batman).
Justine Renee is an award winning actress and filmmaker.
Originally from the northeast, and a former nationally competitive alpine ski racer,Justine earned a BS in the Theatre Arts from Suffolk University and moved to Los Angeles shortly after graduation to pursue her passion in Film and TV.
As an actress, Justine is best known for her controversial role in Hollywood Hurts (Amazon Prime), Spilled Paint as Helena (Series Regular) directed by Brandon Gibson (ABC’s Fresh off the Boat) and her role as Laura in the multi award winning independent thriller Inheritance.
Along with acting, Justine is a script writer, videographer and editor having done work for Ginger Minj (RuPaul’s Drag Race) & Tora Himan (Camp Wannakeeki, Season 2 Winner)
